It is an enterprise driven by development. A real estate developer creates it as a neighborhood is in its initial stages of development. Membership is a key attribute and individuals instantly qualify to become one each time they decide to purchase a house. There exists a board headed by the developer himself. Other members are residents who have already bought homes. The power over the residential units is with the chairman of the board until more than a half of the units have been bought. During this time, a new governing council for the homeowners association management companies is voted by house owners.

Laws are everywhere. Homeowners associations have their own statutes in form of bylaws, architectural principles, covenants and regulations. These legal documents are prepared mainly by the developer aimed at conserving the property values while maintaining predefined standards of a community. Restrictive covenants are applied everywhere in the premises under management. This is to ensure conformity in development.

People experience difficulty while determining the right real estate management firm especially within Raleigh NC. The presence of a variety to choose from proves tricky, time consuming and tiresome. One ought to choose a distinctive firm. One that has the needs of a community at heart. The enterprise is obliged to devolve its services to grassroots levels. They must adhere to the rising modification of community wants.

It is sad to note that restrictive covenants have drawn a lot of criticism. Those wishing to purchase homes are enslaved to a rigid pattern of housing. Their insights on the projected outcome of most residential projects has been ignored by what is known as a restrictive covenant. Penalties have been put up for anyone who disobeys these policies. This is against what humans are constitutionally entitled to.

It should be noted that homeowners associations have the best interests at hand for anyone who wishes to purchase a house. They are bound to exist to ensure specific development standards are adhered to. We should also not forget the fact that they pay taxes to the local authorities. So for us to peacefully coexist in a beautiful neighborhood, we really need them to manage our homes.
