By Tammie Caldwell

It is very important for home owners to make sure that they have an assessment performed after every few years. The Home inspection being performed needs to cover all the rooms that are present in the luxury homes in Hawaii. If an assessment is to be performed, it should be very thorough.

Being the home owner, you will need to make the decision on whether to perform the assessment yourself or hire a professional to do it for you. If looking to identify the problems that are present, you can perform the assessment yourself. You will however be required to make sure that you are well versed with what an assessment should cover.

Locate a ladder that can be used in reaching the roof and the gutters. It is important to make certain that the gutters are clean and that they do not have any trash. As for the roof, check for discoloration signs as well as any missing shingles.

When done with the two areas, you can step down from the ladder in order to inspect the sidings. The sidings, also known as the house walls are expected to be straight at all times. Therefore, if you come across any bulging or bowing, be sure to note this down.

You should also give your foundation a thorough check. In any property, the foundation is always the most important area. For houses that happen to have some space below the foundation, you can try and check whether the area beneath the foundation has mold in it. Mold is very common in areas that are dark and wet.

Having checked the foundation, you can now start heading back into the house. You must however start by checking the front door. Doors that have been made from timber are often affected by weather conditions. As time passes by, the doors may become affected by a condition known as weathering.

The first area to assess once inside a house should be the windows and the doors. Move from one window to the next making certain that each window can open and close with ease. In addition to this, the windows should also have a screen guard to help keep the bugs out.

Move the carpet in all the areas that you would like to assess. It is always best to move the carpet around in order to ascertain the condition of your floorboards. You should also inspect the tiles that are located in the bathrooms.

As you go about assessing the different areas, it will be essential to make certain that you assess the ceiling as well. When assessing the ceiling, you will be checking for any stain marks, or repair marks that could be present. Staining is a sign that the roof could be leaking and as such should be assessed again.

You can complete your assessment by checking the condition of the utilities. Examine the water pressure in the toilets to make sure that they can all flush. You will also need to check whether the lights are functioning in all the rooms.
